After making a strong comeback in the average price per sq. ft. of homes sold in Rolling Hills Estates for the previous 3 month period from March to June, the most recent 3 month period showed a 20% decline in price per sq. ft. for properties sold. It also is an approx. 11% drop from the comparable 3 month period a year ago. Although showing a decrease in average price per sq. ft., the average price per sq. ft. for the last 3 months of $428 is almost identical to that of the adjacent city of Rancho Palos Verdes ( See market report at Rancho Palos Verdes Market Report ). Because of the relatively small number of monthly sales, the average monthly price per sq. ft. for this city is highly dependent on the type of homes sold during the month.

As shown in the chart below, the number of homes for sale is significantly higher than a year ago, and based on the average monthly sales for the last 3 months, there is currently a 10 month inventory of unsold homes.

One positive factor is that the last two months sales have been higher than each of the last 7 months except for one month in June.
