The South Bay and the Mexican American War

On the morning of August 6, 1846, Juan and Jose Sepulveda were at the Port of San Pedro and spotted an American Warship and sent word to the local Mexican army. This ship, commanded by Commodore Robert Stockton, had been sent to San Pedro by President Polk, to seize California in the name of the United States, after hostilities had begun with Mexico on April 25, 1846. On August 11th, Stockton began to march his troops from San Pedro to the pueblo Los Angeles. The local Mexican soldiers, unprepared to defend [...]

Why is the housing development on Highridge road in the middle of the Palos Verdes Peninsula called Wallace Ranch?

Don Wallace and W6AMDon Wallace, a ham radio pioneer who worked as an amateur radio operator since 1913, operated W6AM as a ham radio operation from his land atop the Palos Verdes Peninsula at the junction of Armaga Springs road and Highridge road. His antennae farm included a huge installation of rhombics antennaes each perched upon telephone poles, some over 150 feet tall. Just sold my recent listing in Rolling Hills Estates

I just had the buyer remove all contingencies on a very quick sale of my recent listing of a beautifully updated home in Rolling Hills Estates. This home sold very quickly, under contract about a week after listing the property, and it sold due to the willingness of the seller to update the home with new carpet, new kitchen appliances, new ceiling light fixtures, new door hardware, new bathroom vanities, counter tops and mirrors, new landscaping and the great staging job that Wendy Wharton did. What is behind the large gate on the ocean side of Palos Verdes Dr. South just south of the Wayfarer’s Chapel?

Across the street from the Portuguese Bend Gatehouse and the entrance to the Portuguese Bend community is a house behind a beautiful Gatehouse. This house, known as "The Harden House", was built by Vanderlip's beloved sister Ruth and her husband Eddie Harden. Vanderlip had given Ruth the 48 acres of coastal land on the ocean side of Palos Verdes Dirve South. They constructed a four bedroom home with a 6 car garage. They had planned to build a grand villa out on Portuguese Point, but again the Great Depression foiled those [...]

Who built the other gatehouse to the gated Portuguese Bend area on Peppertree Lane?

Harry Benedict, the personal secretary for Frank Vanderlip, built the "Villa Francesca" as a gatehouse to the other entrance to the Portugeues Bend gated community on Peppertree Drive. He had planned to build a more palatial estate further up the hill, but as the Depression hit, he too abandoned his plans. Elin Vanderlip, in her memoirs tells the story that Frank Vanderlip Sr. , while vacationing in Paris, had cabeled Mr. Benedict just prior to the 1929 stock market crash to sell his stocks, but Mr. Benedict thought better of it [...]

Does anyone live in the Portuguese Bend Gatehouse at the gated entrance to the Portuguese Bend community?

You can see the original gatehouse to the Vanderlip Estate at the gated entrance of Narcissa Drive into the Portuguese Bend community just off of Palos Verdes Drive South. The Gatehouse was built by Mr. Vanderlip and was modeled after an Italian roadside chapel, which was occupied by Michaelangelo when he received his commission to paint the ceiling of the Sistene Chapel. It has a room off the entrance designed as a chapel with high beamed ceilings, a courtyard off of the chapel, a bedroom, kitchen and a courtyard with a [...]

Ralph Jester Legacy Lives On in Portuguese Bend

The other day when I held a Portuguese Bend neighbors only special open house for my new listing of the Vanderlip Cottage in Portguese Bend, my husband and I had the pleasure of spending some time speaking to Lee Jester, son of Academy Award nominee Ralph Jester. He was nominated for an Academy Award for best costume design for two Cecil B. DeMille films: The Ten Commandments (1956), and again for The Buccaneer (1958), losing out to Gigi and The King and I He worked for many years with Edith Head. [...]

New Computerized FNMA Qualification Rules Are Ridiculous !!!!

The new computerized rules used by FNMA to determine if a borrower is qualified for a mortgage is ridiculous as they do not take into consideration the borrowers other liquid assets and only look at their income to debt payment ratio. I have a client who is right on the border of FNMA's requirement of no more than a 45% debt payment to income ratio. They pay off their credit cards every month, and have over $500,000 in liquid assets. When their mortgage broker ran their credit check, even though they [...]

Mortgage Rates Go down again, especially Jumbo rates

Interest rates have gone down a bit over the last week, and mortgage rates for Jumbo loans are particularly attractive, down to the low 5% level. The following are some excerpts from this week's newsletter on interest rates from HSH Associates : "Mortgage rates remain at the most favorable levels of the year, not that buyers are exactly flocking to snap up cut-price homes. Given the wide differential in interest rates ( between shorter term mortgages and 30 year mortgages ), at least some borrowers should be considering hybrid 5/1 ARMs; whose [...]

Tankless Water Heaters a Good Idea?

I have had a number of clients ask me if a tankless water heater system is a good idea. They have heard that it saves money on utilities and provides an endless stream of hot water. The following, however, is an article by Consumer Reports with the conclusion that it does not make economic sense: Tank or a Tankless System ??? Tankless water heaters They're efficient but not necessarily economical"Heating water accounts for up to 30 percent of the average home's energy budget. Some makers of gas-fired tankless water heaters claim [...]
